Spent A Little On Your Home, You’ll Earn A Lot

Have you ever thought about completing some renovation work on your home? This is a possibility worth considering for one key reason. It will allow you to add a lot of value to your property. So, eventually, when you decide to sell, you’re going to be able to put it on the market for a lot more than it was originally worth. The best part is that the changes we are talking about here don’t have to be dramatically expensive. In fact, they can be fairly cheap and completely affordable even if you are working on a budget. Let’s look at some of the possibilities, and along the way, we’ll think about the type of value you could add to your home by making these changes.

New Flooring

One of the most important points to remember when you are changing your home is that it’s not about how expensive it is or how much it’s worth. It’s about how much it appears to be worth. If your home looks like it’s worth half a million, that’s exactly how much buyers are going to be willing to pay. A lot of people make the mistake of thinking that when you sell the home, the price is determined by the building and the land rather than the interior. This isn’t true, and buyers can be influenced by a modern home design.

That’s why you should consider replacing carpeted floors with laminate flooring. This looks stylish and contemporary, but it is surprisingly cheap. You can get laminate flooring for your entire home for just a few thousand. If you don’t have that type of money home loans from GoBear and similar companies could provide the solution. They can lend you the money you need to pay for the change, and you can pay them back in the period of a year.

Light Fixtures

Lighting is a brilliant way to make a property look different without actually changing all that much about it. If you want a key area of your home to focus on, you should look at the kitchen. By changing the kitchen, you can add as much as ten thousand on to the asking value of the property. However, that doesn’t mean that you have to spend ten thousand renovating this room. Instead, you can spend a couple of hundred replacing the light fixtures and adding spotlights that look stylish. The other benefit of spotlights is that they draw attention to key features in a room that you want buyers to focus on.

Aesthetic Materials

It would be wonderful if you could add marble or granite fixtures to your home. However, most people don’t have this type of money in their budget and are reluctant to borrow large amounts of cash. That’s understandable, so instead use aesthetically similar materials. You can buy materials that look like marble for a fraction of the price, and unless they ask directly, you don’t have to divulge that it’s not the real deal.

Good luck with your own home renovation. We’re sure you’ll be thrilled with the level of value it adds to your property.

Living in clutter can be one of the most frustrating things ever. Not only can it make you feel stressed and claustrophobic, but you may also find that your entire family is always stepping on each other’s toes. But, you don’t have to let it drive you crazy. Instead, you need to take action. When you finally think that enough is enough and you need more room, here’s what to do.

Have A Huge Clear Out

The first step is probably the most obvious one, but it’s also the one that we all tend to avoid. Having a clear out can be one of the most stressful things you go through. Not only does it make your space problem worse to start with, it means you have to live in mess for a while. But, remember, it’s for the greater good. So get to work. Start small, take it room by room and be sure to get rid of anything you don’t need.

Organize Your Spaces

Then, as you start to free up a bit more space, you’re going to want to make sure that you work to organize everything a bit better. It’s often a lot of work, but it will be worth it in the long run. You’re going to want to make sure that you’re using all of your rooms for the best purpose. If you have to switch around bedrooms, living spaces and storage spaces, do it. If it means that your home is more harmonious, it’s always worth the work.

Do Some DIY

Next, you might want to think about doing some DIY. When you lack in space, you’re going to want to do what you can to change that. So, put up some shelves, add in storage and even start to build some more cupboards if you need to. You’ll find that you’re able to live a little more clutter free when you do.

Add Additional Options

If that’s not enough, you may need to think outside of the box – and even outside of the home. Sometimes, you need to add storage to your yard or elsewhere on your property to make things work. Look into the cost of metal building options or even for a wooden construction that you can add outside. Not only could it be for storage, but it may give you a space to work from if you need home space for storage.

Extend Your Home

And finally, you may also want to think about extending your home. If you have the budget, getting an extension can be a great idea to add more space. You may want to go for a single story to increase your living space or add a garage, or even double to add more bedrooms. If can also be a great option if your family is growing and you need to house more children.

Don’t Move, Improve!

Moving home is one of the most stressful things you can ever do. Not only that but is a very expensive endeavor to undertake too, which is why many more people are choosing to stay put and improve their current properties, rather than moving to a new place that better suits their needs.

If you want to forgo the stress of moving, but your current home isn’t how you would like it, here are some tips to help you improve your property so that you can stay put without having to compromise on your lifestyle:

Tackle any Major Repairs

First thing’s first, if you’re going to be staying in your home for a considerable time, you are going to want to ensure that it’s in good condition, which means thinking about the cost of a new roof, window replacements and pier and beam foundation repair cost, depending on the condition of your property. Do an inventory, see which major jobs need to be done and work out a plan for getting the work done and paid for. It will make a huge difference.

Redecorate the Most Used Rooms

If you want to give your home a boost without spending too much money, one of the simplest things you can do is redecorate the rooms that you use most. It’s surprising how much of a difference a new coat of paint and some new furnishings can make. If you do it right, redecorating can make you fall in love with your home all over again.

Build an Extension

If you have been thinking about moving home due to a lack of space at your current property, it may be more cost effective to build an extension instead. The average will cost around $150 per square meter, so it is not as expensive as you might think to get the space you need.

Install a New Kitchen

The kitchen is the hub of most homes, which means that giving it a new lease of life will also give you and your family a new lease of life. For just a few thousand dollars, you can install new units, appliances and floors that will bring the space up to date and allow you to use it to its full potential.

Landscape the Garden

If your garden isn’t doing much right now, you may want to consider hiring a landscaper to give it some purpose. If you create a patio or decking area, install a gazebo and plant some pretty flowers, you can turn your garden into a livable outdoor space, which will serve as an extension to your home and give you more of the space you so desperately need.

Add Eco-Friendly Appliances

If your home is expensive to run, and this is why you are thinking about moving, one thing you can do to cut your utility bills is install eco-friendly technology like smart thermostats, solar panels, and energy-efficient appliances, which will allow you to run your household for a fraction of the price you are now.

Pimp Your Mega-Mansion

If there’s one thing that the super rich love doing, it’s pimping their mega-mansions. It’s almost a rite of passage for them – something they feel they have to do in order to feel a part of their exclusive club. The good news is that a lot of what they end up doing can be replicated in our own homes, sometimes at a tiny fraction of the cost. Here are some of the ways that the rich and famous have pimped out their homes.

Install A Waterfall

Water features are an essential part of pimping up any home. But now a home in Tiburon, California has taken the concept a step further by including a 10-foot waterfall on the inside of the house. The home itself looks more like a temple and has been dubbed “The Nirvana House” which is in keeping with the state’s new age vibes. The future owner of the house will be able to turn the waterfall up or down, from peaceful stream to raging torrent, depending on his or her mood.

The house itself is listed for sale at more than $11 million on a San Francisco brokerage site. That’s pretty steep for most folks, but there’s no reason why you couldn’t include your own waterfall feature in your front garden.

Bullet-Proof Windows

When you’ve got an expensive home, there’s a lot of stuff you need to protect, including the occupants. Bulletproof windows not only stop bullets, but they also prevent the windows being smashed in and thieves entering your home. Bullet-proof glass comes in different grades. The weakest grades will stop a bullet, but repeated assault with a blunt instrument can still smash them. Companies, however, have developed glass hybrids which reflect impact energy and transfer it back into the person hitting the window, preventing breakage.

Heavy-duty glass is, understandably, expensive. However, it’s not necessarily out of the range of many well-to-do homeowners looking for an extra little bit of protection. A house near Central Park in New York recently sold for more than $25 million, complete with a triple layer of bullet-proof glass.

Indoor-Outdoor Pools

Those who live in temperate climes have a dilemma on their hands when it comes to swimming pools. Should they be built indoors or outdoors? Well, why not both. The owners of a mansion in Snowmass, Colorado have decided to build a swimming pool with half of it inside their home and the other half outside, surrounded by a patio area overlooking the mountains. The exterior painting is designed to complement the outdoor part of the pool, while the indoor section is plain masonry. Will your new pool be as uncompromising?

Home Theatre

Home theaters are all the rage among the rich and famous, especially among actors who can enjoy spending hours watching themselves on the big screen. It’s not unusual for the super-rich to spend upwards of $2.5 million on a home theater, just to watch a DVD that cost $8. The most famous example of a home theater inside a mega-mansion is the theater in the Ziegfeld mansion.

Don’t Try This At Home! Top 3 Jobs to Leave to the Professionals

For as much as our generation loves to spend and impulse buy, we are also living in a very thrifty and frugal time. It’s the biggest juxtaposition of them all; even those who have the money to be able to get by easily in life are wanting to take the time to do things for themselves in order to save it.

This has led to an increase in DIY jobs and the learning of new trades in order for people to be able to get the job done quickly, efficiently and with little cost. But while some are taking the necessary steps towards getting qualified and knowledgeable, others are relying on online tutorials or information on forums to get the job done properly.

Here are the top three things that need to be left to the professionals to save incurring any further financial expenditure…

White Goods

If one of your white goods is on the blink, do not attempt to fix it yourself. Whether your fridge, freezer, washing machine, dishwasher or tumble dryer is having a bad day, you do not need to make it any worse – either for the gadget or for yourself. Most of these appliances are hooked up to both electricity and water; a literally lethal combination if you don’t know what you’re doing. Search online for a reliable tradesman to come out, such as on City Appliance Repair, and make sure that you leave it all to them. Even if it looks like you haven’t done anything wrong, you could have accidentally voided the warranty by removing or touching something that you shouldn’t have. It’s a minefield.

Painting

Everybody loves to try and give redecorating a go at least once in their lives, but if you’re not the steadiest with a brush and are known for being a tad clumsy then step away from the paint! There are people out there who do this day in, day out, and will get the job done for you neatly and quickly. The last thing you want to be doing is paying out more for materials as you have to wipe up spilt paint, or spend longer on a project than you realistically have time for. Plus, if anything goes wrong, it’s not your fault – but if you hire a professional, the chances of this happening are very slim.

Pest Control

This could end up getting majorly out of hand if you don’t know the ins and outs and what you are doing extremely well. Most people leave it up to the experts, but the few who don’t either get it one of two things – right or wrong. There are a list of preventative steps that you can take in order to keep things under control, and if these are adhered to then it’s bad luck should you reach a situation where you need to bring out and pay for pest control. If you have children this is also a reason for leaving it to a professional; poison, guns and traps are all things that should not be near a child.
